Pompano Beach has changed more in the past decade than almost any city in Broward County. A sustained redevelopment effort around the pier, the beach and the Atlantic Boulevard corridor has brought new restaurants, hotels and residential construction to a city that still offers coastal living at prices below its neighbors to the north and south.

Pompano Beach is really two markets. Median single-family prices sit in the low-to-mid $500,000s citywide, with inland neighborhoods such as Cresthaven and Palm Aire trading from the $400,000s, while east-side and waterfront homes in Harbor Village and along the Intracoastal commonly range from $900,000 well past $3 million.
The condominium market is unusually deep, running from affordable inland associations and the large Palm Aire community to new oceanfront towers along A1A. That breadth makes the city one of the few places in coastal Broward with a genuine entry point under $300,000.
Homes typically go under contract in seven to nine weeks. Appreciation has run in the low-to-mid single digits, though east-side properties near the redeveloped pier district have outperformed the citywide average as new construction has reset comparable values.

Beyond the beach, the city offers a municipal golf course, a busy marina and Intracoastal park system, and the Pompano Beach Amphitheater for concerts. For buyers
Why Buyers Choose Pompano Beach
Buyers choose Pompano Beach for coastal access at a realistic price. Very few South Florida cities still offer walkable beach living, new construction and sub-$500,000 options in the same market, and the ongoing redevelopment gives buyers a credible growth story alongside the lifestyle.
Coastal value
Beach proximity costs meaningfully less here than in Fort Lauderdale, Delray or Boca Raton.
Redevelopment momentum
New restaurants, hotels and residential projects around the pier continue to lift the east-side market.
Range of options
Condominiums, inland single-family homes and waterfront estates coexist, so most budgets have a real path in.
For sellers
Why Sellers Benefit in Pompano Beach
Sellers benefit from a market that is actively gaining attention. Buyers priced out of neighboring coastal cities increasingly start their search here, and new construction nearby has supported comparable values for well-maintained resale homes.
Expanding buyer pool
Relocating buyers, investors and second-home purchasers have all moved into this market as the city has redeveloped.
New construction lifts comps
Recent projects near the beach have reset price expectations in a way that benefits nearby resale listings.
Condition and insurance
Roof age, impact windows and association reserves should be addressed early — coastal buyers scrutinize all three.
